CenterPoint Properties, the largest owner, manager and developer of industrial real estate in metropolitan Chicago, sought a TPO roofing solution for its 236,000-square-foot cold storage warehouse used by tenant Fresh Logistics. Located in Hodgkins, Ill., the Fresh Logistics facility consolidates daily rail shipments of produce from key agricultural areas in California and Washington.
Built in 1979, the buildings existing 15-year-old BUR roofing system needed replacing due to numerous leaks throughout the facility, including at the drains and field seams. The roof had overlay work from several past repairs and an uneven surface with obsolete mechanical units, which were removed. After the current roof was torn off, two layers of 2-inch Firestone ISO 95+ GL insulation were installed along with 127,500 square feet of 60-mil mechanically attached Firestone UltraPly TPO.
CenterPoint choose the Firestone TPO system because of its history of success using this product on other various buildings. The TPO system offers a cost effective solution that provides a flat, clean, energy efficient roofing solution. Since the building has a temperature controlled environment, the reflectivity of the 60-mil TPO keeps the building cooler and the four inches of insulation provide the proper insulating value. The system also allowed the contractor to use 70% fewer seams than the previous roof.
